A longtime Belt Line Road motel site and a neighboring restaurant property that has sat vacant for more than a decade could be transformed into a five-story residential development following action by the Addison City Council.
At its Sept. 8 meeting, council approved a rezoning request from Rosewood Property Company for 6.18 acres at 4325 and 4559 Belt Line Road, east of Midway Road. The property currently includes a Motel 6, a former Denny’s that has been vacant since about 2010 and an undeveloped parcel.
The approved plans allow Rosewood to build 380 multifamily units in a five-story building. The project would include a structured parking garage and surface parking, along with private open space and resident amenities.
Plans call for an outdoor pool, dog park, fitness center, coworking space, clubroom, tenant lounge and game room. The development would also add enhanced sidewalks along Belt Line Road and connections to the surrounding trail network.
Council also approved improvements designed to address erosion and accessibility at the southeast entrance to Celestial Park.
The city approved a $261,081 construction agreement with APR Group Inc. and established a total project budget of $288,416.72.
Stormwater runoff has caused erosion along the entrance’s steep decomposed granite slope. The project will add terraces, retaining walls, stairs and an ADA-accessible ramp while retaining the decomposed granite that is part of the park’s original design.
The terraces are intended to slow and channel water as it travels down the slope.
The work will also replace Celestial Park’s only drinking fountain, which has plumbing and condition issues. The new fountain will be connected to the sanitary sewer system, provide drinking options for people and pets and be designed to withstand cold weather.
Council also approved an enhancement to a poem incorporated into the entrance steps.
